To Stage or Not to Stage…Is there really a question?

Preparation is key in selling your Charlotte home177 days on the market and the sellers had all they could take. With not one single Offer, the sellers withdrew their home from the market and began interviewing real estate agents. They were ready to get their home SOLD!

Prior to the listing appointment, I grabbed a slot with my photographer, which was 3 weeks out. After the interview, I waited another week to ultimately hear that I had been selected. This seller’s best friend is also a client of mine so, I was ever so hopeful that the BFF would give me a little push with the sellers!

With only 2 weeks until the photographer & videographer did their ‘thing,’ the sellers and my team had a LOT of work to get done! First, the entire home needed to be painted. Our painter was in and out in 3 days.

The carpet cleaners for the upstairs were next. That was completed in a day. Then, the housecleaners came in and the home was primed and ready for the stagers…

I think I’ll just let the photos do the talking for me! My stagers are amazing and know exactly what is needed to draw in the buyers. I truly believe their level of expertise in real estate (both are licensed real estate agents) is what has helped propel their success in staging.

Think staging isn’t effective or worth the cost? Think again!

To stage your Charlotte home or not

While all of the above was taking place, agents who sell in the area were being notified of this ‘hot new listing in SouthPark’ as well as our pre-marketing work to drum up first-day interest/showings.

Photos were taken, brochures ordered and full marketing was well underway! Then it was lights, camera, ACTION! Let the showings begin…

Brochures arrived and were placed in the home, lights on and last minute pillow-fluffing DONE! The very first buyer brought us an Offer and the following showing feedback:

That buyer did not win the home in the end but, we do have one very excited buyer!

One thing that I would like to add regarding my experience with pre-selling preparation and staging is that the bottom line can easily pay for itself, oftentimes more (meaning, you get your investment back…and then some).

In this case, my competitors quoted the sellers a $16K LOWER sales price than I quoted them. In fact, I had to explain myself to the sellers because they didn’t want to hang on to the home with it being an over-priced listing. I assured them that if they did what it took to prepare the home for the market, they could, indeed, net what they spent and more – up to the sales price I quoted them.

They spent $2,600 and netted $13,400 more than any of the other agents said they would get for their home!

  • The National Association of Realtors surveyed their members & released the findings of their Profile of Home Staging.
  • 62% of seller’s agents say that staging a home decreases the amount of time a home spends on the market.
  • 50% of staged homes saw a 1-10% increase in dollar-value offers from buyers.
  • 77% of buyer’s agents said staging made it easier for buyers to visualize the home as their own.
  • The top rooms to stage in order to attract more buyers are the living room, master bedroom, kitchen, and dining room.
