How Has Charlotte Real Estate Marketing Changed?

A Little History on Real Estate Marketing

Knowing how to market your services online can be very powerful.  In the real estate field, it can prove to be the difference in whether or not a client chooses to hire me or NOT! Anyone who is in the real estate business knows that Realtors® are a dime a dozen!

When the market was booming every Tom, Dick and Mary wanted a real estate license that would lead them into the promised land of easy money. They came in droves hoping for the rags-to-riches story.

THEN THINGS CHANGED….The 3 P’s of real estate no longer worked:

  1.   Put a sign in the yard
  2.   Put the listing in MLS
  3.   Pray that it sells

This marketing strategy used to work for many agents—when the real estate market was booming.  Real estate was ‘Easy Street’ at the time.  Multiple offer situations were frequent and home values were rising by the month.  FAR less marketing skill was involved in the business. Sales were easy to come-by!

An agent could price a home improperly and a few months later it wouldn’t matter because the market would have caught up to your mistake. An inexperienced Realtor®’s blunders could suddenly turn genius. Those days are gone!

The real estate market today is completely different.  Terms such as recession, short sales, mortgage meltdown, REO and foreclosures are all common household terms which we deal with on a daily basis now.  There are no longer lines forming at the door to the division of real estate licensure.

In fact the real estate business is going through a consolidation at the moment. Many of the agents who didn’t realize that you need to invest a serious amount of time and energy in your business are getting out just as quickly as they entered.

Times have changed and so should your thought process about selecting a Realtor® to market your Charlotte home.


The Here and Now in Real Estate Marketing

There are two VERY important factors in the selection of a Realtor®:  

  1. Knowledge of the market and how to PRICE a home to SELL
  2. Realtors® who have a strong grasp of online marketing.

The Internet has grown by leaps and bounds. Survey after survey shows that over 84% of all buyers find their home from an online search!

If you’re considering selling your home wouldn’t you want to be with the Realtor® who dominates online with a massive presence for their clients?  This is NOT the agent that is going to tell you what you ‘want’ to hear in order to get the listing?

Use Google as an interview tool—this can be very important in the selection of a Realtor®.

Here are two tips…Google the agent’s name that you are considering hiring and also search an address of a home that they are currently marketing.

You should Google both of them. If the agent knows anything about Social marketing, there should be page after page of results for their name!   You should be able to quickly get the picture as to whether or not this agent is Internet savvy.

When you Google (or Yahoo, Bing or MSN) search an address of a home they are marketing, you should be able to see all the sites on which that the home is being marketed. Think about this for a moment…if you Google an address and don’t come with anything you have found a Realtor® that follows the 3 P’s of marketing. Run for the hills…this is not the agent that you want!!

How your Charlotte home for sale will be marketed

In addition to real estate, one of my passions is learning everything possible about SEO (search engine optimization) to better serve my clients. When a client hires me to sell their home it will be found everywhere online!

My clients’ homes becomes front and center for those buyers looking to make a move in their area, for each particular home.

A good Real Estate professional understands the importance of implementing a social media strategy into their marketing plan.

The goal is to provide the greatest exposure to my real estate listings, while also generating worthwhile hyper-local, geo-targeted content that can be easily found and even spotlighted through the search engines.

So how is this accomplished?  It takes days to get the marketing set up for clients home I am representing! I am not going to go into great detail but, here a small glimpse.  Where most agents either don’t have web presence or they have a ‘page’ on their brokerages website and call it ‘their website,’ we go the extra mile–thousands of miles, in fact!


How Do We Do It?

The 1st thing that is done is we place your listing onto our website that covers Charlotte NC Real Estate.  This website is highly indexed by Google, MSN and Yahoo.  This is important because if the site cannot be found, what good is it?  My knowledge of search engine optimization has allowed me to own some of the top ranked Charlotte Real Estate sites.  

Another of my personal sites is www.DebeMaxwell.comOne of the amazing aspects of this site is the ability to syndicate your listing to some of the most heavily traveled Real Estate sites at the click of a button.  The graphic above shows the power of what I am talking about.  Some of the best sites include Zillow, Trulia, Cyberhomes,,, Google, Bing and Yahoo.

The sister site to,, also contains lots of great content but, features Charlotte’s best home search (hands-down!) which buyers frequent and where your home will be spotlighted when your specific area is searched by potential buyers.  As well, has an amazing home search where your home is spotlighted.

I also create a blog post of your listing. This post will include pictures, descriptions, links and a video tour and will be placed on several blogs.  My ActiveRain blog is highly indexed in Google and I am ranked #1 in the Charlotte Metro region as well as in the state and #22 in the nation.  Your listing will be seen when potential buyers do basically any kind local real estate search!

Debe – The old way is still what a lot of realtors were taught to do, it’s difficult to teach the marketing tools that are used be the few really technical realtors around the country. So for most people who are using the old school real estate agents, they just don’t know what they could have if they would act like a buyers and search the internet for the best agents. In the meantime, your customers have an advantage with more exposure at the same cost.

Thanks for stopping by, Larry. I believe that most agents are under the assumption that you can also manage all of these facets of marketing alone–or even with the typical ‘big box’ real estate brokerage. Boutique brokerages, especially those specializing in online marketing, are surpassing the big box agents at an incredible pace, due to their specialty services. If I were selling my home now, you’d better believe I’d use one of the specialty brokerages–they get the job done!
