5 Mistakes that Can Sour the Sale of Your Charlotte Home

Selling your Charlotte house in the current market can be tricky but, there are 5 big mistakes an owner can make.  Any of these mistakes will cause a Charlotte home to sit without a single decent Offer, causing the listing to go stale.  In order to prevent that from happening, make sure you are not making one of the 5 following mistakes when putting your property on the market.
Avoid overpricing at all costs!  While your Charlotte home may hold sentimental value, that value does not translate into dollars.  Be realistic about your asking price and know the market.  Look at the list price of similar houses on the market to get a rough idea of what you should ask for your property.  Your real estate agent can also give you their expert opinion based on experience and comparables.

Neglecting Repairs
Glaring problems with a property will cause the buyer to think the Charlotte home was not properly maintained.  While it may cost money, repairing things like holes in the walls, broken light fixtures or missing tiles can change a buyer’s entire attitude about a property.  Look at your home as though you were a prospective buyer – from the first thing the buyer sees (the landscaping and the front door area) to the crawl space.  Remedy anything that needs to be corrected BEFORE putting it on the market. Ignoring Curb Appeal
Overgrown and unweeded yards can cause potential buyers to drive right by. your Charlotte home.  Junk in the front of your house or peeling paint WILL deter someone from considering the property.  Step across the street and take an honest look at your house — and then make any and all necessary adjustments.

Those Foul Odors
Odorous foods, pet dander and the smell of smoke are extremely distasteful to buyers. Even if you are used to the smell, others entering your house will not be.  Make certain you eliminate any foul odors by airing out the house, smoking only outdoors and putting away the litter box(es) before an open house or showing.

Refusing Showings
Often sellers are busy with their ‘personal’ lives and will turn down the opportunity for showings.  I typically say, “You’d better be very ill if you turn down the opportunity for a potential buyer to tour your home!”  Listing and showing your home requires hard work but, if all of these mistakes are not made, your home WILL sell in a relatively short period of time.  So, make it your ‘job’ to make your Charlotte home available to all potential buyers – this will definitely shorten the time in the process.
