5 Tips to Prepare Your Charlotte Home to Sell for Top Dollar In the Shortest Amount of Time

Are you considering listing your Charlotte home on the market?  If you’re not sure if the time is right, remember that those buyers who are in the market for a home during the fall and winter seasons are truly serious Charlotte home shoppers!  So, let’s get your Charlotte home on the market now!

Selling Charlotte Homes - not just listing them

First, we’ll want to prepare your home for the market.  We will meet with you and give you clear guidelines as to what it takes to get your home SOLD and have that coveted “Oops Too Late” sign in your front yard!   Here are the top 5 tips to prepare for listing your Charlotte home for sale.

Tip #1:  Make Your Front Door ‘Pop!’

The Front Door:  Many of us pull into our garages, rarely ever even using our front door other than to greet guests from the inside—never seeing what our guests see as they’re standing at the door waiting for us to greet them.   The best way to make a great first impression is with a clean, freshly painted front door and a new welcome mat.  Add some fresh, seasonal flowers in a nice pot by the front door to make your buyers feel at home before they even walk through the front door!

Tip #2:  Beef  Up Your Kitchen & Baths

Kitchen & Baths:  Kitchens and baths are the most important areas of a home to many buyers.  If your kitchen needs updating, go ahead and do that NOW – the vast majority of Charlotte home buyers absolutely do NOT want any updating to do when they move in.  Because our lives are so much busier than ever before, buyers have been bypassing homes that need updates – most only want ‘move-in-ready.’

Tip #3:  Let the Sunshine In

Windows:  Clean your windows and screens and let the sunshine in!  If you have noticed a cloudy spot between any of your window glass,  you likely have a broken seal.  Go ahead and have those windows replaced that have a broken seal.  This is an item that inspectors WILL find and note and you can bet that buyers WILL ask you to replace them.   Because you have more time now to replace those windows than you will while you’re packing to move, it’s best to address this issue sooner rather than later.

Tip #4:   Say “No” to Deferred Maintenance

Address any deferred maintenance:   I can’t recommend enough having a pre-inspection – even newer homes can have hidden issues that will be discovered with your buyers’ inspection.  These items tend to elongate the list of repair items that the buyers find and the longer the list, the more doubt enters the buyers’ minds.  They tend to become concerned as to how well the home has been maintained in general if there is such a long list of inspection items.  Glaring items are important to address before you list your Charlotte home such as caulking around tubs an sinks, broken seals on windows, dripping faucets, etc.  Those little things also give buyers pause, wondering if there are hidden issues since the glaring ones weren’t addressed prior to marketing your Charlotte home for sale.

Tip #5:  Choose the Right Realtor®
